Land rent for 5/6 plots will be paid once during the entire lease period, and land rent for the remaining plots will be paid annually.
Specifically, the only land subject to annual land rent is Lot 51A Ly Tu Trong Located in Shisheng District, Haizhou District. The land area is 892.7 square meters and will be auctioned for the construction of a parking lot. The total investment of the project is 56 billion VND, and the annual land rent is expected to be approximately 109 million VND. The project will be auctioned from the fourth quarter of 2023 to January 2024.
Among the five plots of land for which land rent is paid once during the entire lease period, the project with the largest area and investment capital is Land area A1-14 It belongs to Area C – Ganle District and the residential area south of Ganle Bridge in Chunfang.
The site is planned as a commercial center and offices for rent. The project is expected to have a total investment of VND269 billion and an area of more than 4,221 square meters. The one-time land lease fee for this project is approximately VND58 billion. The investment and construction progress of the project is two years, and the project construction and commissioning progress is two years from the date the auctioneer decided to lease the land for the project.
The second largest project in terms of total investment is the construction of rental office buildings. Land area A2-1 Tho Quang Fishery Service Industrial Park is located in Nai Hien Dong District, Son Tra District.
The estimated investment value of the project is approximately VND168 billion. The project implementation land area is 2196 square meters. The amount of land rent paid once is approximately VND 63.5 billion. The investment and construction progress of the project is two years, and the project construction and commissioning progress is two years from the date the auctioneer decided to lease the land for the project.
Next is Land area C2-9B It belongs to the land fund development zone along the 1A National Highway in Hewang District and Fuxiang. With an area of more than 2974 square meters, it is the second largest land area among the 6 plots, but the second to last investment capital.
A warehouse is planned to be built on this land. The total investment is expected to be only about VND26 billion. The one-time rent is expected to be close to VND13 billion. The equity proportion of the auction participants shall not be less than 20% of the total project investment.
The remaining two pieces of land will be auctioned separately B4-2 land area Belongs to the Tho Quang Storm Shelter and Boat Mooring Area, located in Tho Quang District, Son Tra District; and Mini supermarket area land Located in Hefu Commune, Hewang District.
Plot-2 covers an area of 1021 square meters and is planned to build a seafood warehouse. The total investment of the project is nearly 51 billion VND. The one-time payment of land rent exceeds VND8 billion.
The remaining land in the mini supermarket area, as the name suggests, has been planned to build a mini supermarket, with a total investment of approximately VND 5 billion. The land rent is nearly 2 billion VND. The land area is 233 square meters.
A series of project auctions after land price adjustment
On the same day, the Municipal People’s Committee decided to auction the above-mentioned 6 plots of land. Da Nang City has announced a decision to reduce rents for commercial and service land. The published residential land prices in the commercial service industry land price table will be reduced by 10%.
At the same time, the city has also increased two price adjustment coefficients based on the depth of the plot, reducing the price by 10% to 20% from more than 150m.
According to the decision, the land type price list for 3,614 road sections will remain basically unchanged during 2020-2024. The city only adjusted land prices for two newly upgraded and expanded roads.
